Hong Kong residents now enjoy more convenience in purchasing houses in the Guangdong-Hong Kong-Macao Greater Bay Area as a series of newly-introduced policies relax the restrictions.

The new policies have removed restrictions that Hong Kong residents can only purchase commodity house for self-use after working or studying in the area for more than one year.

A survey conducted by Centaline Group Research Center at the end of 2018 shows that among 505 Hong Kong interviewees, 14 percent have clear plans on house purchase in the Greater Bay Area within three to five years. About 33 percent of their housing demands are for self-use, 25 percent for investment and 18 percent for living after retirement.

According to experts, as there is a large number of Hong Kong residents working or studying in Shenzhen, the new policies are expected to directly affect the housing market in Shenzhen. However, there is unlikely a large impact on the entire housing market in the Greater Bay Area because of limited purchasing power.

"Shenzhen may be the best choice for work-related demand for housing. They can choose to live here or not to. I don't think they would create a purchasing boom, nor a huge impact to the housing market," said Han Shitong, deputy director of the Guangdong Real Estate Research Association.
